Infrastructure
Utilities, driveway and trails
- PowerPG&E poles along the property edge
- DistributionTrenching to the well and both building sites, shared with water lines
- SolarAn option for the well and the upper site
- DrivewaySchematic plan and cross-sections drawn
Power, water, road access, wastewater and telecom are what a buyer has to solve on raw land. The power line already runs along the property. Getting it to the well and both building sites means trenching, which can be combined with the water lines and, later, the internal trails.

Well and water
- Depth465 feet, drilled 2005
- 2013 yield7.5 gallons per minute
- 2022 yield6.5 gpm, measured during the drought
- County minimum2.5 gpm
- Water qualityHard, with slightly elevated manganese
The yield is well above what the county requires for a home and landscaping. The pump wiring and breaker are already in the casing; it needs only a permanent power connection. The water is hard and a little high in manganese, which a standard treatment system handles.

Two reports
Geotech
California requires a geologic evaluation before building. There are two. The RGH report is an overview that recommended further work. The Bauer report followed up with four test pits and found the soils suitable for a variety of conventional foundations, with monitoring during construction to confirm field conditions.
Boundaries
Survey
The parcel is a long, narrow rectangle running from the floor of Dry Creek Valley to a point about 300 feet higher. The southern boundary is irregular and roughly follows Nidva Lane.
